Question: Buying a Foreclosed Home in Burbank / Glendale California at Auction?

I'm moving to the Burbank/Glendale area this summer and I'm thinking about renting at first, then trying to buy a home at foreclosure. Has anyone done it in this area? What's the best way to get more information about it? Thanks!

Answer: Are you talking about auctions at the Court House? If so, you need to be cash-liquid and have a cashiers check with you. If that's not a option, then I'd suggest talking to a local Realtor when you get to town. There's a ton of Inventory on the market with a large portion of that either "Short Sales" or REOs. It's a great time to buy. Short Sales will require patience, and don't be disappointed if the 1st few deals fall through.

Question: When you buy a foreclosed home, are there any "hidden" loans that you will inherit and eventually have to pay?

I'm thinking about buying a foreclosed home in California, but I'm not familiar with how foreclosures work. What amount should I be looking at? The Pub Bid? The Value? Will I have to pay the 1st and 2nd loans that are still owed? I know I've got a lot of questions, but I want to get a good idea of what I'll be doing before I dive into this.

Answer: Yes, These hidden loans are called "Liens", and they aren't really that hidden. When you purchase the home you would buy something called Title Insurance. The Title Insurance company would search out and find all of the Liens, and make sure the seller takes care of them at sale of the home.

If the Title Insurance company were to "miss" one, they would be responsible for the Lien, that is why it is called insurance.
