Question: Whats the chances of me gettin a home loan?

alright here it is: I live in MN.. Im a first time home buyer and I make about $31,000 a year. I had a couple credit cards that slipped behind and may have gotten to delinquent but I consolidated and have made all payments on time for the last 7 months or so. I have one thing in collections for 98 bucks and I have always paid rent on time.

I also have a co person that is gonna get this loan with me. He makes $42,000 a year, but has a foreclosure from a past marriage.

Im looking to find a home between $80,000 and $135,000. Looking to find a little fixer upper. Also alot of foreclosed homes out there for cheap.

So Im basically askin on what the chance are for being Approved for a loan at most of $135,000???????

Please give some info and possibly who may be a good lender for this type of situation........

Your debt to income ratio is going to come into play here.

Both you and your co-borrower having sketchy credit will not help.

Really, I doubt you are going to get a loan at a good rate. With your defaults and his foreclosure, you are probably not going to get a mortgage. You are going to have to put some more distance between you and your finance problems in order to get a decent rate.

Most of these marketing firms generates the same lead info at a high price? Isn't this info part of public information? Is it fairly easy to research and find with alittle effort?

Answer: you can go to your county records office,
my county publishes a daily newspaper, that lists all the foreclosures, addresses and $ amounts associated

as far as Foreclosure auctions, I have been to a couple and they are relativly informal. there is a list of properties that were to come to auction that day
many of those properties are taken off the block prior to auction (due to countless reasons including paper work not turned in, property owner working to get current etc...)
once a property is auctioned, there is a minimum price (in my area seems to be about 3-5% above default rate)
if a property is not sold at auction it becomes bank owned real estate.

notes on auction, you have to have the $ or cashiers checks that can be endorsed over I think they prefer the checks so they do not have to walk around with a bunch of $

bank owned realestate I think is offered by one agent that represents the bank, so a regular agent might not know much about bank owned properties.

Everyone know the housing market is in a slump and there a foreclosures galore. I am interested in possibly buying one, but I'm nervous. I know there is a risk that the house may not be in tip top condition, but I do want to capitalize on the market. Any advice?

Answer: I've never done this, but I have heard there may be trouble getting title insurance. Also check for any liens on your house (which title insurance should check for). People that go into foreclosure probably owe lots of bills. No doubt they owe back taxes, which suspect you would be liable for. These are just some of the things I can think of.

Oh, one other thing, make sure your foreclosure is empty. Otherwise you are responsible for getting the former owner out of the house.

Answer: You're still safe. 90 days is the MINIMUM... but I have clients who have been in default for more than a year and they still haven't gone into foreclosure. Some companies are crazier about it than others, and it also depends (I've noticed) on what you owe on the house vs. what it's actually worth right now. IE, if they think they can pretty easily get their investment back by selling it on you, they're more likely to rush the foreclosure proceedings, whereas if you owe $225K on it and right now in this market, it's only worth $150K, they'll let you slide for longer. This isn't always the case but MOST of the time I find this is how it works. This does not, of course, stop them from harrassing the hell out of you and threatening foreclosure. They just want their money, and if sending you scary legal-sounding letters is how they think they'll get it, they're going to do that.
