Answer: Since there is still an owner (now the bank) and you still occupy the owner's premises (the apartment) you still have to pay rent. Just make sure you pay it to the correct party.

Answer: how about look at your county records for "notice of foreclosure" or "notice of trustee sale"
then go see if its on the current mls
you dont want that one
you want the ones that are actually going ot go thru foreclosure and the owners want out.
u have to go to county records to see if the home is worth your time. if they have a mortgage of 100% of the ass'd value then it's not worth it.

Answer: The bank does not keep the stuff inside the home. The people will be given a move out day. Now if you leave stuff in the home after that date the bank can toss it then.

If I were you I would move out now and find someplace else to live. No reason for you to deal with this.

FHA rarely approves foreclosures, you really should be looking at normal homes if you want FHA approval. The biggest problem is getting all of the water and power up and running prior to the inspection, the banks are not so great about that. This is the main reason most will not accept FHA bids, just too much of a hassle.

The letter saying that it was set for sale is the forcloser notice. It is perfectly allowable because you weren't paying your bills and that is what happens to people who don't pay. Question: My house was foreclosed on. Has deed been transferred if I have not personally signed it over yet?

My house was foreclosed on in June of 07. 5 days ago I received a final eviction notice from the sherriff. Where do I call to find out if the house has actually been sold at autcion & deed has been transferred as I have not personally signed it over yet. I know that if you don 't sign it over they can go to court and get the deed that way. I live in Maryland.
First of all, thank you to the people who have answered my question. I need add a detail. I spoke with a realtor and she also told me if I did not sign the transfer of deed, the courts could still get it without my signature, this I know. However, she also stated that they HAVE to have the deed in order to put me out, that until they do, I technically still own the house. I'm trying to find out who to call to obtain this information. Does anyone know how I can find a number or if I can get this info online?

Answer: If you have a mortgage what you have is a Warranty Deed, not the same as having a Deed. Your signature is not required. You no longer had any legal rights to the property when the clerk's representative said "sold" at the auction. Sold does not have to mean that another person purchased the property, it reverts back to the lender if the highest bid was not enough to cover the default amount plus costs of foreclosure.

A lot of infomercials selling a book on buying foreclosed homes to make a profit. Is this even possible? What do those books teach you anyway. Has anyone bought any I'm curious because it sounds too good to be true?

Answer: You can make money buying houses for appreciated value but you need a lot of knowledge and some money.

The guys on TV are not lying, they are overvaluing what they have to sell you. As mentioned earlier here, check out your library first. Read a ton of stuff about buying foreclosed properties.

Then take a step back and ask yourself if it is worth the extreme hassel of renting that property if you can't sell it right away. I've been a landlord and it sucked.

This is my first home Im buying in NE Ohio. Also this is the first home Ive bought that will be cash paid off. It was a good deal from a foreclosure HUD. In the past Ive had morgages that include insurance,ect....Will I need to get insurance, and what kind? About how much does this run?

Answer: You will need to get homeowner's insurance on your property and for your own liability protection. The cost will range (depending on the location) anywhere from $500-$2500 a year. Also, depending on your location, you may also be required by federal law to obtain flood insurance. Check the certifcation on file with the county to see if your home is located in a flood zone, or if there is an exemption on file. You may also have to have mine subsidence insurance.

All these insurance costs and extras depend on the location of the property.

I would shop around for the best deal in Homeowner's Insurance. You may be able to get it at the same company who insures your car or other goods, and usually when you have multiple insurance policies, you get a discount. But SHOP! There is a HUGE difference in prices and companies. (I used American Family and liked them very much and got a good deal.)

Make sure you check that flood certification before you pay for flood insurance. This costs about $2000 per year!

Question: If i foreclose on a va loan in california, will the government sue me for the deficiency?

I bought a condo in 2007 for $270k with a zero down VA loan. My condo is currently underwater and i have been having a hard time making payments on my loan. Now, my company is relocating to Texas and i can not afford to keep the home even if rent it while paying for housing in Texas. If i foreclose on my home will the government come after my other assets to pay off the loan amount?

Answer: No.....In California they can't go after you if this is the original loan. If you refinanced the property and took money out in the refi then they could but even that is extremely rare. It would take a judicial foreclosure which is very costly and takes a year to do, vs. a Trustee Sale foreclosure that doesn't cost that much and can be done in 5 months.

Other than destroying your credit and not being able to get another real estate loan for 4 years you should be ok.

Question: Where can I find foreclosed homes online without credit card numbers being involved?

I am looking for a home in Anderson County Tennessee. I figured I would look at foreclosures, but I can't find a website that shows the addresses and pictures of any of them. Unless you put a credit card number. I am not going to put my card number. Anyone know a website that is free, not a trial period?

Answer: You might look in your local newspaper and find a listing that say "Foreclosed Homes" Call this agent to see if they will send you a list of their foreclosed homes.

Some will but most would want to see if they can get enough information from you to get you pre-approved prior to sending you a list if they would send it at all.

Most real estate agents think that if they supply you with a list of REO homes, you might not come back to them if you decide to purchase a REO home off a list they provided to you.

There are very few free web sites that will list REO homes for sale.

Question: Hud Foreclosed Property is a Joke!

I found a hud foreclose property and put a bid in for the home. I got the bid, my pest inspector found termites, hud said there were no termites come to find out they had a old termite letter, which took them only a month in a half to figure that out. The posted the house online and took bids on the house and advised that the HVAC was not working and they were allowing a 203k loan to repair the HVAC. However today I am suppose to close and hud don't want to pay to have the HVAC repair. I will advise anyone that is a first time home buyer not to do this. I am a first time home buyer and this has been my worst home buying experience ever.I am so wanting to back out but they will keep the $1000.00 I had to give for earnest money. I just don't understand how you advertise something and its not true and why is this. I hope and pray I never have to deal with hud again. I was suppose to close at 11am its now 3:30pm and still haven't heard from them. Why is this going this way I did my part.

Answer: I bought 2 HUD repo's. I learned a good lesson and it applies to all repo's. I have to bargain hard. So hard that i don't care if there are termites. Don't care if the AC is gone. I don't care about anything because i bought it for "my" price.
You entered this sale thinking that you were dealing with a "normal" seller. A normal seller will fix things that are wrong. HUD is not a normal seller. If you had offered $30,000 less money, you wouldn't be unhappy now. You'd be smiling. THis is a tough lesson. /
