Question: Credit after foreclosure question...?

Long story short, my house was stolen by a dirty mortgage broker. This is a guy wanted by several gov't agencies, and currently in court with the DA's office. He literally stole my house (and several other people's) and my lawyers said my best option was to stop paying and hope the bank forecloses on him. Yes, I am still pursuing legal action for this situtation.

OK, so I only stopped paying on the house, and it apparently (one year later) just sold in a foreclosure auction. I now have a foreclosure on my credit report, which I know will be there for 7 years. All of my revolving credit cards are paid on time and usually in full. I have money in the bank. So basically, everything else is in tact but *the house*.
Who do I call to repair my credit? Debt consolidation company, bankruptcy attorney (even though I am NOT filing for bankruptcy)? Is time my only option?
How do I repair it if my only debt is the house?
Let me know if you know the answer to this because I am confused.

You can google your bank and add foreclosure to it and you get to the bank foreclosure sites.
We have used Bank of America before, they have lots of listing.
Just type in "Bank of America real estate or foreclosure listings"
Also you can ask a local Real Estate company to e-mail or fax you all listings they have that are under foreclosure. That doesn't cost you anything.
Another option is to go to your Tax offices and/or Courthouse and ask where you can look up the information.

Question: How much should I offer for a foreclosed house?

I'm looking at a house that is owned by the bank currently, and wondering how much to deviate from the asking price. It's listed at $139,000, in Windsor, Ontario.
Been on the market since June 17th 2009.

Answer: In my market REO properties are going way over the asking price. Lenders and their agents are purposely pricing their properties under market value and are getting multiple offers. The bidding wars are furious. It is not uncommon to get 20-40 offers on one REO listing within a week after it comes up for sale.

I was talking to a buyers agent today. She has made offers on 10 different properties in the last few weeks and didn't get one accepted. The last the listing price was $165,000 and was turned down when they offered $240,000. $240,000 was the fair market value.

A client is a major REO listing agent in my area. He is getting about 12 new REO listings a week. He gets at least 6 offers within a week per property. Most of the time he's get between 10 and 20 offers. He has five full time assistants and three part-timers.

Question: I want to rent a house or good apartment in Las Vegas. Would foreclosed, empty properties be good prospects?

I am having a difficult time finding something I can afford that is nice. I understand that in Las Vegas there are record numbers of homes and apartments that have been foreclosed on and are empty. I am thinking that whoever actually owns the property would really like to bring in some rent and, even more, want someone living in the property for security and maintenance. Maybe the rent would even be nominal if I offered my services to keep the place in great shape in exchange for a two year lease. What do you think? If it sounds like a good idea to some people here, do you know how I can find the person responsible for individual properties and willing to listen to my proposal?

Question: I have two homes in Las Vegas. I can't afford to make the payments anymore. What are my options?

Question: Can my husbands ex go after him for more child support because she is going broke?

My husband's ex is going broke. She stopped working in 2006 was collecting work-mans comp. Then she took a settlement and after taxes she receive sixty thousand dollars, last year. She was living with her father and the house is foreclosing, now. She no longer has any money from that. Welfare won't give her cash aid, food stamps or medicaid for the daughter. Because she went through 60k in one year and doesn't have the receipts. She did admit that she gambled 6k in Vegas in 4 days. She did get an apartment from sec 8. but now her only income is from my husbands child support 75 dollars a week. I am a stay at home mom, with two children. My husband works and we are receiving food stamps, medicaid for the boys and wic to make ends meet. We live in different states from his ex and daughter. Any advise!

Answer: The amount of child support that an ex spouse pays is based on the amount of money they make. For her to get more money from your husband, he has to either get a raise or change jobs causing an increase in his pay. I know of someone who's ex took him to court every time he got a raise so that she could get more money. I wouldn't be too concerned. A judge would never give her more money just because she is going broke. The amount of money she gets will always be based on the amount of money your husband makes. And just so you know, if you ever get a job, your money would not be counted if she tried to get more money from him. They can not include a new spouses income in determining the child support to be paid to the ex spouse.

Question: I made a horrible mistake?

I transferred the deed to my house to a "friend". And was going to carry the loan for her. I didn't know I was supposed to have a separate contract to make sure she made payments. She stopped making payments. Now my credit is ruined, my only option is to wait for foreclosure proceedings, which is months from now, while she collects free money from a tenant she has living in there. I can't even do a short sale, the house is so far upside down. I'm so depressed and hurt, not to mention broke, she ruined my life. What can I do?

Answer: Honest, there is not much. You gave up your right to sell the property when you gave her the deed.

However, check with the title company and make sure it is in her name. This should have been pretty tough to do, as the mortgage holder frowns very hard on this and rarely allows it.

If you still have title you need to evict her and her tenants ASAP. Do it Monday.

Question: HOA is putting a lien on my condo?

I was no longer able to afford my condominium. It is on the market for short sale and there is a good chance it will foreclose due to the condition of the property. The HOA has not done their work, such as upkeeping the pool, landscaping, structural repair, etc. They are sending letters to pay up or there will be a lien on the property. If an association is mismanaged, don't buy there! And if people don't pay their fees, where do you expect the money for the work to come from???
