<p>Foreclosure Listings are a valuable resource for the buyer who knows that right now, going into the winter and holiday season, is an excellent time to buy well.</p>
<p>The housing market is said to be &ldquo;correcting&rdquo; nationally, in some states a &ldquo;slump&rdquo; cannot be ignored. .There are some real estate investors who have been caught out in a liquidity crisis. Investors and home owners, both first home and 2nd home buyers, speculating that the dramatic housing price rises of the decade would continue, have been caught in a squeeze as prices fall and mortgage interest rates climb. Other home buyers with bad credit ignored all commonsense and took out no deposit and other sub prime loans in the last 2 to 3 years. The home ownership rate has risen nationally to historic proportions; more home owners are at risk of losing their homes to foreclosure. Although the Federal Reserve Bank has acted now to brake the rise in interest rates, the tide of foreclosures in some states may not be stemmed quickly without a corresponding correction in economic activity in the same region.</p>
<p>Looking deeper into the picture state by state the buyer will find that national foreclosures data is of little use in directing the buyer to where he has the best advantage. Within each state there can also be a great divergence in foreclosure statistics. House prices have risen far higher than income per capita over the last decade in Los Angeles, Chicago, and Boston, resulting in an affordability crisis now. Yet in Dallas, some areas of the Mid West and also the South East there is little or no divergence between the rate of housing price increase over the last decade and the rate of per capita income increase. Foreclosure filings have been on the rise in these latter regions but both costs of living and house prices have remained affordable. The average foreclosure sale price this last quarter in California was around $360,000, in Texas was a very reasonable $125,000.</p>
<p>All this is by way of underlining that the foreclosures home buyer, knowing that the bottom of the market is near in some states, must look first at the local economic fundamentals. He will target foreclosures for investment (second home, home and income, or rental or starter home) in cities where affordability is not an issue, and economic activity is renewing with private-sector job growth noticeable. Foreclosure listings by city and county within a state are a vital first step in the search for the best investment. Only then can he move on through the listings to select neighborhoods or communities by analysing their demographics.</p>

<p><b>Answer:</b> I am relocating and have been looking at foreclosures.  With as many are out there, many are listed on realtor.com or with local realtors.  A few sources that I've tried:</p>
<p>Bank websites  - Chase, BoA, etc.<br />
www.hud.gov - has links to all govt owned foreclosed properties<br />
www.ushud.com - not a lot of information<br />
Local realtors websites</p>

It is the county seat of Washoe county and the population as per 2007 Census estimates was 214,853.&nbsp; Reno shares its borders with the city of Sparks and is the larger city of the Reno-Sparks Nevada Metropolitan Statistical Area, which covers Storey and Washoe counties. The combined population of this MSA is 342,885 as per 2000 estimates.</p>
<p>Reno is known as &ldquo;The Biggest Little City in the World&rdquo; and is famous for its casinos. It is home for the big entertainment giants like Harrah&rsquo;s Entertainment. In the early history the prosperity of Reno began with the settlers of the region, starting business with the supply needs of those travelers along the California Trail. During the California&rsquo;s Gold Rush, people as far from North American continent from Missouri River towns used California Trail extending up to 2000 miles, to reach California via Nevada Sierra Mountains. Discovery of Gold and Silver in the periphery of Virginia City further augmented the development of Reno, as the connection between Virginia City and the California Trail.</p>
<p>Nevada State shoot into prominence by legalizing gambling trade and easy divorce laws and this created another boom for Reno. While divorce business diluted, as other States also followed easy rules for divorce, gambling trade flourished as a major Industry for Reno. Further diversification was needed for the economic development of Reno, and it was fulfilled by main east-west Railway system; inter-state highways; favorable tax climate; availability of inexpensive land creating ideal conditions for warehousing and distribution of goods. These facilities were used to enhance the economy of Reno, by meeting the needs of growing population in the surrounding eleven western States of US.</p>
<p>Reno experienced a growing economy by the above factors and this resulted in new home constructions around the metro area. Arising out of the economic growth and the &ldquo;housing bubble&rdquo;, there was tremendous increase in housing prices. In 2006 the area of Reno-Sparks was named as the 44th most overvalued housing market in the country.</p>
<p>But the foreclosure crisis has brought down the housing prices in Reno and they have dramatically plummeted to a never-before bottom by Reno foreclosures, NV. <p>According to the Federal Housing Finance Agency, foreclosures have increased an incredible 150% in the last two years. And with statistics showing that the majority of adjustable rate mortgages that were taken out during the height of the housing bubble will reach their next adjustment period in 2009, those foreclosure numbers may be increasing dramatically over the next year. Because of this, the FHFA has announced a new plan to try to halt the current foreclosure crisis by allowing the modification of loan payments for millions of borrowers.</p>
<p>The program will be implemented sometime in December, but not everybody facing foreclosure will be eligible. The be considered for the program, you must meet these requirements:</p>
<p>- A loan on your primary residence that was made before January 1, 2008</p>
<p>- Cooperate fully with loan servicers and provide all needed information</p>
<p>- At least 90 days behind on your payments</p>
<p>- Not have filed for bankruptcy</p>
<p>- You must prove a hardship that has affected your ability to pay, such as unemployment or medical bills</p>
<p>Obviously, this program is meant to help those most in need as soon as possible, but it won't be able to help everybody facing financial trouble. If you can't qualify, that doesn't mean you are out of options. Consider these before foreclosure:</p>
<p>- Before you do anything else, talk to a reputable credit counseling agency. Go to the Department of Housing and Urban Development website and look at their list of reputable, low-cost (or sometimes even free!) counselors. Also visit the website for the non-profit National Foundation for Credit Counseling. They can help you find someone in your area to help.</p>
<p>- Find out who currently owns your loan by asking your loan servicer. Then call them and talk to them. Many lenders will be willing to work out a deal that will help you get your bills paid. Be upfront and direct and ask them what options you have and what help they can provide.&nbsp;</p>
<p>- If you haven't done so already, the answer may just be to tighten your belt. Cut back on luxuries and unnecessary expenses. Sell the car, borrow from relatives, get a second or third job, or consider renting out a room if your zoning laws allow it. The housing market will turn around and the value of your home will start going up again. Sometimes the best solution is to stick it out for a while until you're above water again.</p>
<p>- Think about a short sale, where you sell your home with the lender and in return they take less than the balance of your loan. Short sales are becoming more and more prevalent, but they can be a long and complicated process.</p>
<p>- If you and your lender can't come to an agreement and you can't possibly come up with the money for the mortgage, consider asking your lender about transferring your title in return for the cancellation of your debt. Known as "deed in lieu of foreclosure", this essentially means that you're giving your house to the lender voluntarily. The upside is that your credit won't take as much of a hit as it would if you went into foreclosure.</p>
<p>- If all else fails, the last resort is still open to you - bankruptcy. Remember that filing for bankruptcy will remain on your record for a decade and will kill your credit for years, but it will erase your debt and open up some other options. In some cases, you may actually be able to negotiate a payment plan that will allow you to keep your home. If you've tried every other avenue, this may be your last option but make sure you talk to a financial adviser before you proceed.</p>
<p>If you are finding yourself facing foreclosure, you are not alone. And most importantly, you are not out of options. There is help out there that you may be able to take advantage of. <p>Usually foreclosures have "issues".  If you and your husband are willing to put in sweat equity you can build significant equity in a short period of time.</p>
<p>If it is just a few bucks go ahead and pay to get the info, it could net you 10's of thousands in the future.</p>

<p><b>Answer:</b> You need a help from a realtor or broker.Ask how much mortgage present interest rate and compute it if you can afford the monthly payments.Ask if they will pay for the closing cost and see if you can ask them to upgrade some part of the house.Fixed is that you are paying interest and the principal.I am sure that Banks want to get back their invested money from the house and they do not want to own them.You can either go for 30 or 40 years to pay so your monthly payment will go down and you do want to pay the house right away?<br />

<p>There might be quite a few things to look at in this particular situation.  I personally have bought many foreclosures.  However, in your situation it sounds as though the house is not quite foreclosed on yet, but perhaps in a state of default.  If this is the case you might be trying to attempt a short sale with the mortgage company.  You could start at the counties recorders office in your area, but my recommendation to you, if you are really interested in this house, is to contact a title company in your area and have them prepare a profile report on the desired property.  This report will give you a good starting point with lenders info and surrounding homeowner’s info.  (Sometimes these title companies might have a website with free access to it, I use Chicago title).</p>
<p>However, the real important question you need to find an answer to is, why this house is going into foreclosure.  If the house was just bought within the past year, it might have been that it was over paid for (this happened a lot in many areas).  If the owner fell behind on payments and couldn't refinance, why were they not able to (if appraisal didn't support loan amount payoff).  If the answers to these questions are that their is more owed than what it is worth,  then wait till the lender takes it back at auction, and put a considerable offer on it then.  (You would be surprised how low you can purchase bank owned homes that are on the market (70%-75% below market value)).</p>
<p>If you really believe this house is worth it, start with a title company.  They can get you contact information.  If you have not done many foreclosure, pre-foreclosure, or short sales, I might suggest you find a Realtor that specializes in these kinds of purchases, and is willing to help you out.</p>
<p>Lastly, if the property is not fully foreclosed on, you will need to find the owner of the mortgage being foreclosed, and get their permission to work with the bank directly.  Otherwise, wait till the bank takes it back and move in then.</p>
<p>Also, if there are other homes in the area that are similar to this one you like, go visit them with your Realtor, and propose a deal with them (let them understand that in a short time the foreclosure down the street is going t bring the comps down in the neighborhood, and this is their chance to get a sale before that happens).  Leverage that foreclosure with the rest of the neighborhood.....somebody will bite.</p>

<p>Driving South on Interstate 75 in Marietta, GA everyone on their way to work looks up to see the big realty company sign that tells how many listings are on the market, waiting to be sold.&nbsp; The numbers have finally made it back in the 70,000 range which is what we used to call &ldquo;normal&rdquo; when referring to the then thriving Georgia Market.&nbsp; We may be tempted to give a sigh of relief that things are finally returning to &ldquo;normal,&rdquo; but the numbers portray a false security. <br />May&rsquo;s foreclosure statistics reported the third largest number in history of U.S. properties with foreclosure activity.&nbsp; Although the number was down 6% from April, still 321,480 homes showed filings for foreclosure, notices of default, or were marked for auction and repossession.&nbsp; May also was the third straight month of national foreclosures exceeding the 300,000 homes mark.&nbsp; According to a report put out recently by RealtyTrac&reg;, 1 in every 398 U.S. homes received a foreclosure filing in May.&nbsp; Georgia is currently ranked 7th in properties with foreclosure filings.&nbsp; In Georgia, 1 in every 377 homes is involved in foreclosure activity, a figure slightly under the national average.<br />Though there may seem to be signs of less homes on the market, and thus the return of a healthy, more stable real estate economy &ndash; the problem lies in the reality of a flood of foreclosures that has been dammed up by various state regulations and the Obama administration&rsquo;s requests in the form of an imposed moratorium since October 31, 2008.&nbsp; That moratorium was lifted March 31st, and now banks and mortgage companies are aggressively engaging their previous process and policies of foreclosure regarding delinquent homeowners.&nbsp; We haven&rsquo;t seen the effects of the flood yet because evictions and notices take time.&nbsp; But be assured, it&rsquo;s coming. RealtyTrac&rsquo;s executive officer James Saccacio stated this month &ldquo;We expect REO activity to spike in the coming months as foreclosure delays and moratoria implemented by various state laws come to an end.&rdquo;<br />Many people have been living in their homes for 6 months to a year without making payments, and without so much as a peep from their mortgage company.&nbsp; Many lenders had slowed or stopped their foreclosing on borrowers waiting for clarification on Obama&rsquo;s housing-rescue plan introduced in February, and the possible incentives accompanying it.&nbsp; Other mortgage companies delayed foreclosures simply trying to deal with and strengthen their own programs to withstand the onslaught of the first wave and to comply with the changes in state laws.&nbsp; But now with the moratorium lifted, the dam has begun to crack, and the force of the waters behind it is great &ndash; and these guests who have overstayed their welcome are being told to pack their bags -- quickly.&nbsp; <br />The effects of this 2nd wave of foreclosures on the real estate industry and the economy at large are uncertain.&nbsp; Some experts expect more than 2 million homes to be foreclosed on in 2009 and that this flood of properties may cause further decline in home prices of up to 20%. So, I guess it&rsquo;s fair to say we&rsquo;re not out of the woods yet.&nbsp; At the same time though, it&rsquo;s not all doom and gloom.&nbsp; With the second wave of foreclosures on the way, the agents who have survived through grit and professional determination, savvy investors, and homebuyers have a chance to ride the wave -- this time with more experience, more opportunity, and potentially more incentives than ever before. Hang in there and do the right thing----you may be allowed to stay or be offered cash for keys.</p>

My home is in foreclosure, my credit rating poor, due to health crisis. Is there any goverment program that assists homeowners, so they can retain their home? We could make our payments now, just can't pay back owed.  margaret

<p><b>Answer:</b> if your home is an FHA or VA, they have a program with whomever you financed with called something like hardship program, etc.  but you must contact the mortgager to try and work something out before it goes to foreclosure.  also check wth United Way, they can tell you how or who you can contac to possible get some fiancial assistance.  Hopefully, you are working. because otherwise the finance co probably won't try and develeop a repayment program if you don't have a means to repay.  email me and maybe we can discuss further. I might be able to assist you. WAIT before filing Chpt 7 or 13.  Try one of these programs or email me, if you have time.</p>

<p>So I ask if only 900,000 foreclosures have damaged the market this bad what's going to happen when we see 2 million home owners go belly up? Can this even be stopped at this point? </p>

<p><b>Answer:</b> Yes it can be stopped if banks are willing to renegotiate the value of the house to reflect current market value. Put a moratorium on foreclosures. Put a cap on mortgage rates from 6.5 % to 5.5%.</p>
<p>Banks want Government bailout with taxpayers money but they are still too greedy to make any concessions to people who are in  financial distressed.   </p>
